Buyers who want the search, the due diligence and the negotiation taken off their hands. It suits busy families, buyers moving up from Sydney, interstate and investment buyers, and anyone who wants an expert running the whole process. One point of contact the whole way through, and it’s always me.
How it works
01 Your brief
We start with a proper conversation about your goals, budget, timing and must haves, then agree a clear brief and fee in writing.
02 The search
I search on and off market through my agent network, using recent sales and local knowledge to find homes that actually fit.
03 Inspections
I inspect in person, send you video walkthroughs of the serious contenders and give you honest written advice on each one.
04 Due diligence
Zoning, flood risk, build quality and comparable sales all checked, with building and pest and contract review through people I trust.
05 Negotiation
I set the strategy and handle every conversation with the selling agent, or bid for you at auction, so you don’t overpay.
06 Exchange to keys
I work with your conveyancer, broker and the agent through exchange and settlement, then help with property managers and trades once you’re in.

How much does it cost?
My fees are either a fixed price or a percentage of the purchase price, usually between 1.5% and 2.5%, depending on your brief. There’s an upfront retainer of $3,000 to $5,000 that comes off your total fee, and the rest is due at settlement, when you get the keys.
How long does it take?
On average I’m buying within 6 to 8 weeks. Sometimes it’s quicker, sometimes it takes longer, but there’s no rush on my end. The goal is finding the right one for you, not the first one.
Can I keep looking on my own while you search?
Of course. Send me anything you find and I’ll give you an honest view on it. Two sets of eyes never hurts.
