Buying in Terrigal right now

Terrigal is the name most Sydney buyers know on the Coast, and for good reason. A world class beach, good cafes and bars, and a village that’s a beautiful place to live or just visit. It’s also one of the busiest markets around. Homes turn over more often here than in the suburbs nearby, so there are usually plenty of options for buyers.

It’s changing every year, too. Terrigal has more higher density living than anywhere around it, with prestige developments already built and more on the way. Parts of it are starting to look like a Northern Beaches town.

What wins here is preparation. A clear brief, finance in place, and a firm number you won’t get talked past on auction day.

The pockets

Property in Terrigal is diverse. You’ll find old beach shacks, high end new builds and everything in between.

01   The village and The Esplanade

Apartments and units a short walk to the beach, cafes and restaurants, including the newer prestige developments. Popular with downsizers and people buying a weekender.

02   The Terrigal bowl

People love the bowl for how close it is to the beach and for its elevation. Some buyers don’t love it, and that’s fine. It comes down to personal preference.

03   The Haven and the Skillion end

The streets around Terrigal Haven are what most people picture when they think of Terrigal. Homes here don’t come up often.

04   The estates on the Erina side

On the border of Terrigal and Erina. You get a lot of home for your money here, while other buyers would rather take on an older home to renovate and be closer to the beach. Neither is wrong.

05   Villas and older units further back

Often the most affordable way into the suburb for first home buyers and investors.

My favourite is Barnhill Road, with elevated views and so close to the action. More broadly, look for homes that are an easy walk to the beach. Even if you’re a few kilometres back, the boardwalk into Terrigal is great on foot or by bike. Every property here is a personal choice, and helping you work out which one is right for you is a big part of what I do.

What to check before you buy in Terrigal

Strata on The Esplanade

Older buildings can carry big repair bills. I read the strata reports and minutes before you commit, including any rules on holiday letting.

Lagoon and flood levels

Some low lying streets near the lagoon need a flood check.

Slope and engineering

In the bowl and on the hillsides, retaining walls and access can add real cost.

Summer life

The village is buzzing in summer, and it can get busy over the holidays as people come to enjoy the area. Great for some buyers, a deal breaker for others, so I’ll tell you how a street feels on a January Saturday.

How I help Terrigal buyers

Terrigal has plenty of choice, which makes it easy to fall for the wrong home. I shortlist hard, inspect for you and send a detailed video walkthrough with honest feedback after each one. Then I negotiate, so you don’t pay more than it’s worth.

Terrigal questions

More answers on the FAQ page.

Do a lot of Terrigal homes go to auction?

Plenty do, especially the better family homes. I bid for clients with a set number agreed beforehand, so the price is decided calmly, not emotionally.

Is an apartment on The Esplanade a good investment?

It can be. The building matters as much as the view, which is why I check the strata before anything else.

I’m moving up from Sydney. Can you do the inspections for me?

Yes. I send a detailed video walkthrough and honest feedback after each one, so most of my Sydney clients only drive up for the shortlist.

Should I buy in Terrigal or nearby?

It depends on your brief. Wamberal and Avoca Beach are right next door and suit different buyers, and I’ll tell you honestly where your budget goes furthest.
