Woy Woy property guide
Woy Woy is the Peninsula’s main town, right on Brisbane Water with the train station in the middle of it. It’s one of the best value ways onto the water on the Coast, with an easy trip to Sydney. Here’s what I’d want to know before buying here.
Woy Woy at a glance
The median house price is about $1.01 million and units sit around $760,000 (OnTheHouse, August 2026). That makes it one of the more affordable waterside suburbs on the Coast, which is why first home buyers and investors look here.
Woy Woy wraps around the Brisbane Water foreshore, with the town centre, the station, the Leagues club and the Everglades golf course all close together. Umina, Ettalong and Blackwall are next door, and the Peninsula is flat, so it’s easy to get around on foot or by bike.
Woy Woy station is on the main line to Sydney, and that’s the big drawcard. A lot of locals commute a few days a week and work from home the rest.
The pockets
Woy Woy is changing quickly and it varies a lot from street to street. This is a suburb where local knowledge really pays off.
01 The waterfront
Homes along Brisbane Water with jetties, boat access and sunset views. The best of Woy Woy, but check flood levels carefully.
02 Around the station
Units, villas and townhouses close to the train, the shops and services. Popular with commuters, downsizers and investors.
03 Towards Umina
The quieter residential streets heading south. Original homes on good blocks and plenty of new duplexes.
04 Near the golf course
Leafier streets around the Everglades and towards Blackwall. A quieter feel, still close to the station.
My take. Woy Woy has the main train station on the Peninsula, and it’s still good value. You do need to know which pockets to buy in, but you can also find waterfront homes with jetties here at a good price, which is rare on the Coast.
What to check before you buy in Woy Woy
Flooding
Woy Woy is low lying and parts of it are flood affected, especially near the water and the Everglades. I check the planning certificate, council flood information and floor levels on every property.
Strata near the station
Many of the units are in older buildings. I read the strata reports and minutes for repair bills before you commit.
Older homes
Original fibro homes can contain asbestos, and some have had DIY extensions. A building and pest inspection is a must.
Street by street
Some pockets of Woy Woy are better than others. I’ll tell you honestly which streets I’d buy in and which I wouldn’t.
How I help Woy Woy buyers
Woy Woy suits buyers who want value, the water and the train. I shortlist hard, inspect for you and send a detailed video walkthrough, check the flood and strata risks, then negotiate so you don’t pay more than it’s worth.
